Background of the Study
Sustainable building materials (SBMs) are those materials used in construction that have a low environmental impact, often characterized by energy efficiency, reduced waste, and resource conservation. The growing awareness of climate change, environmental degradation, and the need for sustainable development has led to increased interest in using SBMs in the construction industry. Kano State, being one of Nigeria’s largest commercial hubs, has witnessed substantial urban development, with an increasing focus on sustainability in real estate development (Bello & Adeyemi, 2023). Sustainable building materials are seen as essential for reducing the environmental footprint of urban expansion, which can help mitigate some of the environmental challenges faced by rapidly growing cities like Kano.

The use of SBMs is believed to offer long-term benefits to both developers and property owners by improving the energy efficiency of buildings, reducing utility costs, and potentially enhancing property values (Adegboye & Mustapha, 2024). However, despite the growing global trend towards sustainability, the specific impact of these materials on property valuation remains largely unexamined in the context of Kano State. Studies in other parts of the world have suggested that buildings constructed with sustainable materials tend to attract higher valuations due to their energy-saving features, reduced maintenance costs, and their appeal to environmentally conscious buyers (Sokunbi & Adebayo, 2024). This is particularly important in a market like Kano, where property values are influenced by a variety of factors, including economic conditions, infrastructure development, and market demand.

As Kano’s population grows and urban development continues, the demand for environmentally friendly construction is expected to rise. Given the evolving attitudes towards sustainability in Nigeria, this research aims to explore the potential impact of using SBMs on property valuation in Kano State. By investigating whether sustainable buildings command higher market prices or rental values, the study will provide critical insights for developers, investors, and policymakers in the region.

Statement of the Problem
Despite the growing adoption of sustainable construction practices globally, there is limited research on the specific impact of sustainable building materials on property valuation in Kano State. Property valuation is influenced by multiple factors, but it remains unclear to what extent the use of SBMs affects property prices in this region. The lack of empirical evidence on this relationship poses a challenge to developers and investors in Kano, who may be uncertain about the potential financial returns of incorporating sustainable materials into their construction projects. Furthermore, understanding this relationship could provide valuable insights for local policymakers seeking to promote sustainability in urban development.

The absence of data on the direct link between SBMs and property valuation in Kano State creates an information gap that this study seeks to fill. Addressing this gap is critical for enhancing the understanding of how sustainable construction practices can influence the real estate market in Nigeria, particularly in fast-growing urban areas like Kano.

Objectives of the Study

1. To evaluate the impact of sustainable building materials on property valuation in Kano State.

2. To assess the willingness of property buyers and renters to pay a premium for properties built with sustainable materials in Kano State.

3. To identify the challenges faced by developers in adopting sustainable building materials in Kano State.

Research Questions

1. What impact do sustainable building materials have on property valuation in Kano State?

2. Are property buyers and renters in Kano State willing to pay a premium for properties constructed with sustainable materials?

3. What challenges do developers face in integrating sustainable building materials into their projects in Kano State?

Research Hypotheses

1. Sustainable building materials have a significant positive impact on property valuation in Kano State.

2. Property buyers and renters in Kano State are willing to pay a premium for properties built with sustainable materials.

3. Developers face significant challenges in adopting sustainable building materials in Kano State.

Scope and Limitations of the Study
This study will focus on the impact of sustainable building materials on property valuation within Kano State, examining both residential and commercial properties. The study will be limited by data availability, as information on property transactions and valuations involving sustainable materials may be sparse. Additionally, the time and financial constraints of conducting the study within Kano’s growing real estate sector may limit the sample size.

• Sustainable Building Materials: Materials used in construction that are environmentally friendly, resource-efficient, and energy-conserving.

• Property Valuation: The process of determining the market value of a property based on various factors, including location, condition, and amenities.

• Premium: An additional cost paid by property buyers or renters for features or qualities that enhance the property’s value, such as energy efficiency or environmental sustainability.
